If you are considering buying a home, I welcome the opportunity to work with you. To make the process of purchasing a home a positive experience it is imperative that you choose the right real estate agent. I will make your buying experience easier, more enjoyable, less time-consuming, and less expensive than if you undertook this challenge on your own. In addition to helping you locate and assess properties that fulfill your needs/criteria, I will help prepare you so that sellers recognize you as a preferred buyer. Purchasing a home is a detail oriented process that often requires the help of a professional who is working with your best interests in mind. I will work side by side with you until we find the home that is the right fit for you. Below are the basic steps for the home buying process.
1. Get pre-qualified/Loan pre-approval: If you are committed to purchasing a home it is important that you get pre-approved for a mortgage. Pre-approval means that a lender has reviewed your credit history, verified your assets and employment, and has approved your loan before you've found a home to purchase.
Pre-approval gives you substantial leverage in that sellers immediately see you as a serious buyer. Not only will you know the exact price range you can afford, but you'll also be able to negotiate a better deal and move more quickly when you find the perfect home. You will have less negotiating power if you have to wait for mortgage approval.

2. Decide on property requirements: Develop a list of needs and wants. Realize that the greater the list, the greater the value of the home you desire. Most buyers try to find a property that fulfills all of their needs and compromise on their wants in order to stay within their budget.
Location is the other key factor in purchasing a home. Try to zero in on what is important to you: schools, neighbourhood, commute time to work, etc. All of these factors will influence the way you experience your new home, so ensure you're well-acquainted with the surrounding area before purchasing.
3. View properties: Once you have a targeted price-range, area and general home criteria, you will be ready to view properties. I take pride in my ability to listen to my clients criteria and show properties that fit their specifications. I believe everyone's time is valuable and will not waste your time showing you homes that do not fit your criteria.
4. Make an offer with conditions: When we have found that perfect property, we will work together to make an offer which gives you the greatest chance of acceptance while still being the best deal for you. 5. Pay Deposit/ Remove subjects: Upon acceptance of your offer we will work together to remove all subjects to ensure that the deal is completed.
6. Completion/Possession: This is the day we will have all been waiting for. You receive the keys to your new home and take possession.
